Continued from Preparing the Home
Although the house is ready for buyers, I wanted to have all of the promotional materials completed BEFORE the house hit the market. In order to accomplish this goal, I needed to lay the foundation for my integrated marketing campaign. Among other things, this includes
-
Take photographs and resize them for various outlets
-
Create a Virtual Tour
-
Create and order Flyers and Postcards
-
Research Neighborhood, Schools, Taxes, Etc
Photographs - Of course, a wide angle lens is a requirement.
Create a Virtual Tour - Upload photos and develop descriptions for each.
Flyers and Neighborhood Postcards- I use a common design theme for flyers, post cards, open house notices, etc. Of course, these are printed on high quality, glossy card stock and contain the link information to the Visual Tour.

Additional research - Since this is my home, my normal level of research is greatly reduced. I already have a Neighborhood post for The Pointe and a post containing information on Schools in Shepherdsville. So, once I looked up Bullitt County Property Taxes, I was all set.

Looks great! It seems you are getting all your ducks in a row, and I hope your hard work pays off with a quick sale!
Great job, really fine example of how to market a property!
Dawn - Thanks. I hope so too.
Tony&Darcy - As you are well-aware, it takes more than just putting the home on the MLS to get the most faavorable results.
Erik it looks like you have your marketing down pat. Those looking to sell in Shepardsville would be lucky to have you as their agent.
Still hard at work on it I see, the payoff will be worth it.
Oh, I love the postcards, Erik. How successful have they been for you?
This is really cool. :-)
Bill - Thanks. I can't control whether they will select me. But, I can control how much effort I will expend for those that do.
JL - I certainly hope so.
Lisa - I first used the postcards to do announce a neighborhood open house. This brought a few people to the house, but nothing concrete. Recently, I've started using them in neighborhoods where home-owners might consider stepping up to the listing. I'll let you know how this works out.
C- :)
Hi Erik - Great to have the lead time to really do it right marketing-wise. This is an excellent series for home sellers.

Erik, Looking good marketing boy! Wow, good job :) I'm with Lisa. Those are some "Sassy" postcards! Keep me in the loop as to how they work out for you!
