Mt Washington Homes ~ Steal of the Week

The purpose of this series is to alert buyers to some of the best deals in the Louisville area.  Most of these houses require work to bring them up to par.  However, when the work is complete, the new owner should have significant equity in the property.  Many of these homes have offers within days if not hours of hitting the market and multiple offer situations are common.  This is especially true for homes below $150,000. 

I attempt to find the hidden gems that have been overlooked for one reason or another.  This week I focused on houses for first-time homebuyers in Bullitt County and found 2 great houses in the same neighborhood.

The first (pictured) is a 3BR/2 Bath home with a downstairs master and a large eat-in kitchen that is available for a little over $110,000.  The utilities need to be turned on for a thorough inspection by a professional, but this house appears to be in great shape for a foreclosure.  The carpet is probably beyond saving as it has several stains and a strong pet smell.  Beyond that the refrigerator and stove have gone MIA and a few minor repairs are needed.  

The second house (not shown) also has 3 BRs, 2 baths, a downstairs master, an eat-in kitchen.  Additionally, this house has an unfinished basement and several upgrades.  The house is currently listed at $130,000.  I toured this house 3 months ago before the foreclosure auction and it was in prisitne condition at the time.

John - This really is a great deal in an established Mt Washington neighborhood.  With just a little bit of work, it would make an excellent home.

Liz - Thanks.  With the large number of properties on the market, it is sometimes hard for buyers to identify value on a home that needs work.  Yet, these are often the properties where the most equity exists.

Jim - Hmmm, maybe I should sell the rights.  The only trick to it is getting to the house and taking some pictures before it goes under contract.  I found 3 others before this one that sold the day they were listed.

Erik, what a cuuuute little house!  Like the exterior and the kitchen.

So there is a Mount Washington, Kentucky too?  I've been to Mount Washington in New Hampshire and it is simply breathtaking - one of the prettiest, most dramatic places on the planet!  They have a big old grand hotel and it is a big tourist destination and has one of the toughest skiing areas anywhere - Tuckerman's Ravine - with no lift service.  Hardy skiers hike up the trail one day, camp in lean tos overnight and ski down the next day.  It is sort of a right of passage.  That is one adventure you won't catch me on though (YET!!!).

Erik: Great post and an adorable house,, nice tile back splash in the kitchen. I post other brokers listings on occasion but under IDX rules I usually put something like LO: Coldwell Banker, Shcmitt.
