This report analyzes property sales for Shepherdsville homes and describes trends for July 2008 versus the same time period last year. The report includes number of homes sold, average sales price, days on market (DOM), and current inventory.
Homes sold in Shepherdsville represent about 50% of the homes sold in Bullitt County. As such, we expect the trends for Shepherdsville to be similar to those seen throughout the county. Discrepancies will be noted below.

Additional Thoughts
As noted above, sales of Shepherdsville homes account for a large percentage of the total Bullitt County sales. The lower list price and sales price variation is largely attributable to the sale of the $25,000 property. This was literally a fire sale (40-50% of the house had been consumed) and does not reflect negatively on surrounding home values. Somewhat interestingly, the house received 5 bids in 2 days.
While Shepherdsville homes continue to sell in each price range, the entry-level (<$125,000) price point is the most active. Investors are active in the market as evidenced by the fire-damaged sale described above and the the low DOM of some of the homes. While buyer's in this price range do have some selection, they should not expect to steal a property especially if it is in good shape.
If you are selling an upscale home or luxury home in Shepherdsville, be aware that buyers expect to find it in move-in condition. There are too many substitutes to think that you can skimp on repairs and / or offer credits.
