Key Points
- Home Sales in this area of Louisville have really picked up! Except of June, this month had the highest number of sales since 2007.
- While sales price is down, this is not a declining market. Certainly, there are some neighborhoods that are struggling woth foreclosures and short sales. However, this area of Louisville remains desirable and many home sellers are able to get a fair price. First time home buyers are as much the cause of the average price drop as anything else. These buyers are taking advantage of the $8000 first-time home buyer tax credit and tend to purchase entry-level homes.
- For sellers, this is an indication that you can sell your home if you have a Louisville real estate agent who understands how to help you prepare, price, and promote your home.
- Buyers should take note that selection is great. As word spreads that buyers are actually taking advantage of the low interest rates, tax credits, etc, more sellers are putting their homes on the market. If you want to live in this part of Louisville, you should certainly be able to find a home that meets your needs.

Renee- Yes. First time home buyers are out in force. The best part is that many are buying homes from existing homeowners vs. builders and so trade-up consumers are also shopping. I'd like to say the bottom has passed here in Louisville, but I'm not sure what will happen when the tax credit expires.
