Louisville Real Estate Investors: Beware the FHA

 So, you just purchased a Louisville investment home and completed your flip in 4 weeks.  Congratulations! 

Unfortunately, selling your renovated project may not go as smoothly as you think.  Everyone is aware that Freddie Mac and Fannie Mae homes come with a 90-day deed restriction when you purchase the home.  But, there may be a holding period even if you do not have a deed restriction.  There is a little-known (at least in my area) 2003 rule that was implemented to help prevent predatory flipping.  The consequence to investors is that if the buyer gets an FHA loan the closing cannot occur within 90 days of the last sale.  If the property is being sold between 90-180 days for more than 100% of the purchase price, 2 appraisals are required and the seller will have to pay for one.

Eagles Bluff

Eagles Bluff Estates is a true Estate subdivision.  The 20 or so luxury homes in this Shepherdsville neighborhood are all larger than 2000 sq ft and located on 0.75+ acre lots.  Homes range in price from just under $300,000 to just under $400,000. 

This subdivision is only 1-year old and building lots are still available.  Each house is custom built and unique.  If you are looking for a home in a country setting, but loaded with features and amenities, be sure to look here.

Bullitt County Homes ~ The Pointe ~ Shepherdsville ~ 40165

The Pointe - ShepherdsvilleThe Pointe features a good variety of all-brick homes ranging from $160k-$250K.  Houses range in size from 1500 sq ft to over 3000 sq ft and lots range from 0.25 acres to 0.75 acres.  The oldest properties in the neighborhood are 10 years old and building lots are still available.

With over 200 homes, this is a fairly large subdivision for Shepherdsville.  However, the winding streets and multiple courts give it a small, comfortable feel.

The Pointe has underground utilities and street lights.  While there are no sidewalks, traffic is generally limited to residents and seeing people walk, ride, or play in the streets is common.

Things to Do in Bullitt County Kentucky

If you are relocating to Bullitt County, you may think that you will have to go into Louisville to find entertainment for your kids or yourselves.  There certainly are many things to do in Louisville, but there are plenty of attractions and activities in Shepherdsville, Mt. Washington, Brooks, and Lebanon Junction.  Bullitt County is steeped in history and rich in culture.  Here are a few places that you should check out.  

Festivals / Annual Events- From Kid's Fest to the annual Bridal Show to the Demolition Derby, Bullitt County offer activities at least once a month.  For more information, click here

Berheim ForestBernheim Arboretum and Research Forest- A great place to spend time with your family, get some exercise on their hiking and biking trails, or learn more about birds, plants, and the environment.  Bernheim also offers special events and classes designed to educate kids, adults, and families. Access is free M-F and $5.00 per car on the weekends. Take 1-65 south to Exit 112, turn left onto SR-245 and drive about 1 mile.  See Also: Spend A Day in Bernheim or Berheim in the Fall

Just past Berheim Forest is the Jim Beam American Outpost- Take a self-guided tour through the distillery and learn about the 200 year history of this legendary bourbon-maker. Tours are available for free 7 days a week. For more information, call 502-543-9877.

Kart Kountry Track
Kart Kountry- You can spend more time behind the wheel at Kart Kountry than you do going to the 'Longest Go-Kart Track in the World." With five sizes and speeds of go-karts, the 1.5 mile road course is challenging and exciting for kids of all ages. Kart Kountry also has mini-golf, batting cages, bumperboats, and an arcade. The complex is located in Shepherdsville just off of I-65 at Exit 117.

 

Skate-O-Rama - Conveniently located beside Freedom Elementary School on Preston Highway in North Bullitt County, Skate-O-Rama has an indoor skating rink that is open year-round. The facilities are available for birthday parties and other events. Call 502-957-5897 to make reservations or for more information.


Zappos Fulfillment CenterZappos- Shop at the Fulfillment Center! The Zappos Distribution center is located in Shepherdsville just off of I-65 at Exit 116.

Things to do in Louisville: Kids and Families

Whether you are planning on visiting Louisville for a weekend or relocating here for a lifetime, the city offers a great variety of fun-family oriented activities. Here is a quick sampling of places to check out.


Chuck E. Cheese - Located on S Hurstbourne just below Taylorsville Rd in J-Town. A great place for birthdays, celebrations or just good family fun.


Famous Daves
Incredible Dave's offers bowling, giant inflatables, Euro-Bungee, an X-box and Wii lounge and much more. Your kids can get a tamper-proof wristband that communicates with a hand-held device so you know where they are at all times. Daves is situated on Westport Road just inside the Gene Snyder.




Hoops provides indoor gyms for basketball and volleyball. Kids of all ages and skill levels are welcome. Hoops hosts rec league play, but is also available on a walk-in basis for kids to burn off energy.  They also offer clinics for both sports. Reserve a private court for a birthday party!



Louisville Science Center - Downtown on Main St about 1 block from the river. In addition to the exhibits and events such as Science Saturdays, the LSC features an IMAX theater. Your kids will spend hours exporing the world around them and will find it nearly impossible not to learn something. (Shhh, don't tell). The center is open 362 days a year. Tickets for kids are $10.


Louisville Slugger Field
While you are downtown, be sure to check out Louisville Slugger Museum and get a personalized bat and then catch a Bats game at Slugger Field. Opening Day is April 11th!


The Louisville Palace is also downtown on Fourth Street and occasionally hosts shows for children. Their calendar of events only goes out about 2 months so check back often. Tickets range from $15 to $40 depending on the seats and the show.


Six Flags Kentucky Kingdom is located just off the Crittenden Dr exit (Exit 132) from I-65. Admission to the park provides access to rides and play areas for kids of all ages AND to the water park. Bugs Bunny and the rest of the Looney Tunes wander throughout the park and are always willing to have their picture takes with the kids.  Season tickets are available and pay for themselves after just 2 visits. Opening day is May 10th.


Scotty at the Louisville ZooThe Louisville Zoo is in the Highlands on Trevillian Way. Be sure to see the award-winning Gorilla Forest and wish Scotty the Elephant a Happy 1st Birthday (March 15th). The Zoo also has a splash park. Annual memberships are available.

If you are just looking to spend a relaxing day outdoors, check out one of the 123 parks that the city has to offer.

 Satellite view Kart Kountry

Finally, it is very literally worth the drive to Shepherdsville to go Kart Kountry.  They boast the longest go-kart track in the world at over 1.5 miles.  When you are finished driving, check out the Miniature golf, trampolne basketball or cool off on the bumper boats. 

 

 

 


Louisville was voted one of the Top 20 Best Places to Raise a Family. Regardless of how long you are in town, you will quickly find that this list just scratches the surface of the places to go and things to do.  Whether you visit one of the places that I mentioned or find your own favorite hangouts, HAVE FUN!!
