Bullitt County Kentucky (KY) Real Estate Market Report ~ September 2008

Bullitt County Real Estate Market Report- This report analyzes property sales trends for Bullitt County homes over the last few months and versus the same time period last year.  The report includes number of homes sold, average listing price, average sales price, days on market (DOM), and current inventory.

Bullitt County encompasses the primary cities of Shepherdsville, Mt Washington, and Lebanon Junction.  Home sales from the smaller cities of Brooks, Fox Chase, Hebron Estates, Hillview, Hunter's Hollow, Pioneer Village and Zoneton are also included, but these are generally listed under Shepherdsville in the MLS.

Comments and Analysis

This is the first time this year that same month sales has increased.  However, it is unlikely that this will become a trend as the financial market collapse will likely have a large impact on sales for the next few months.  Unfortunately, fear is playing an increasingly significant role in the market. 

The decrease in Sales Price is not a sign of decreasing home values.  Instead, it reflects the fact that buyers tend to be buying lower priced homes.  In fact, only 6 properties sold above $200,000 in September.  Investors are taking advantage of Bullitt County foreclosures and first-time homebuyers are purchasing to take advantage of the $7500 tax credit. 

This continues to be a great time to buy a Shepherdsville or Mt Washington Home.   Interest rates remain at historic lows, the regions economy is stable and selection is great.  Perhaps most importantly, Louisville Area Home Values are Stable.  The risk of a decline in prices over the next 2 years is minimal.  If you want to buy a Bullitt County home, now is the time to set aside your fears and take advantage of opportunities in front of you. 

If you wish to sell you Bullitt County home, you must be prepare the home for sale (clean, declutter, stage) and price it properly.  Finally, you must have a marketing savvy real estate agent who can promote your Shepherdsville or Mt Washington home to as many buyers as possible.

Louisville Homes for Sale ~ Steal of the Week

Every day, I scour the Louisville real estate market searching for houses that need work, but have significant equity potential for homebuyers and investors.  Most of the time these homes have offers within hours of hitting the market and multiple offer situations are common.  This is especially true for homes below $150,000. 

On occasion, I find a hidden gem that has been overlooked for one reason or another.  This week I previewed one such home.  Although it has been on the market for about 1 week, I don't expect it to last long.

This 4BR, 3 1/2 Bath, Jeffersontown (J-Town) home can be purchased in the $190s (possibly lower) which is $50-60,000 below its move-in ready value.  While I strongly recommend a home-inspection, there are no obvious structural, electrical, plumbing, or mechanical issues.  The carpet has been removed from the house and there is an lingering pet smell.

Louisville Property Values are Stable

Louisville Home Values IncreasingNot only is there very little risk of a decline in Louisville area home values, but year-over-year price appreciation is improving.  According to the 2nd Quarter Economic and Real Estate Trend Report prepared by PMI Mortgage Insurance Company, Louisville has less than a 1% chance of seeing price declines in the next 2 years.  Further, 2nd quarter 2008 price appreciation was 3.19%.  This is an increase from the 2.88% growth during the same time in 2007. 

While 3% growth seems modest compared to the traditional 5%, it becomes significant when compared to other metropolitan areas.  Declines in areas such as Las Vegas (-17.67%), Miami (-10.68%), or Modesto (-28.53%) are driving the media frenzy.  While stable housing markets are great for buyers and sellers, the just don't make good news stories.     

What this means to you

Time To BuyIf you are 'waiting on the bottom' before buying a Louisville area home, there is a good chance that you will end up costing yourself money and depriving yourself of happiness.  With the great selection of homes available and historically low interest rates, now is a perfect time to buy.  Keep in mind that a 1% interest rate increase can decrease your buying power by 11%.  Based on my own research and this PMI report, a 1% rate increase is far more likely than an 11% property value decrease.

Both home buyers and home sellers should expect a fair deal if the home is in good condition and move-in ready.  When selling you Louisville home, you should make repairs, clean, and declutter before listing the house.  Additionally the price must be set properly or your house simply will not sell.  As a buyer, you should expect to find sellers who are interested and perhaps even motivated to sell their homes.  This will be reflected in the condition and price of the home.  However, very few sellers are truly desperate and 'steals' are very few and far between.

In general, if you do not have to sell or are not moving up, now is not the best time to put your house on the market.  The lowered appreciation growth rate is a reflection of the fact that there is a large amount of inventory for sale.  Waiting on the market to return to equilibrium will yield a better return.  If you have to sell or are taking advantage of the buyers market and trading-up, carefully consider the advice above and contact a Louisville REALTOR, to help you properly prepare and market your home.

St Andrews Crossing is a new subdivision in Shepherdsville. Some of the area's best builders constructed these homes and it definitely shows.  The open floor plans conform to today's lifestyles.  Hardwood and tile flooring, fireplaces, 9-10' ceilings, whirlpool tubs and much more are all common.  In fact, the only thing that keeps these homes from being in the Luxury Home price range is their size    

These upscale Shepherdsville homes have 3 Bedrooms, 2 Baths and range from 1500-1800 sq ft. 

In October 2008, prices on active listings ranged from $180,000-$250,000.

Two Weeks Left - Do you know who you are voting for?

VoteDespite the numerous differences between candidates, virtually any person running for office will at least pay lip service to the notion that this a critically important election cycle.  Beyond the normal myriad of social issues, we are engaged in 2 wars, facing a recession, struggling to define an energy policy and losing ground to the world on education, technology, medicine and environmental policy.  Senator Obama, Senator McCain and the hosts of Congressmen and Congresswomen up for election have grasped the Mantle of Change and hold it skyward as they pine for your vote.  Each of us must now decide whose version of change is the one most needed by the country.

As you contemplate the choices before you, I strongly encourage you to tune out the rhetoric, the attacks, and the fear-mongering.  I am not writing to sway opinions or even to present my own about the candidates.  This post is simply a request that each person take the time to figure out the most important issues facing the country and then vote for the candidate(s) they believe most likely to lead us in overcoming these hurdles.

At a minimum, take 5 minutes to complete a Candidate Comparison Survey to see which candidate is most aligned with your own views.  Now is not the time to be voting based on the letters behind each name and now is most certainly not the time to be sitting on the sidelines.  Voting is a right, but it is also a responsibility.  Each of us owes it to ourselves and to our country to have a legitimate reason when we pull the lever on Nov 4th.

Notes on New Construction Homes

In a recent CNNMoney article, it was revealed that housing starts are at a 17-year low.  At first glance, this could easily be construed as a sign of worse things to come for the housing market.  The truth is that this is a necessary step towards recovery.  By reducing inventory (supply), builders are helping to insure that prices on existing homes are maintained.

The World's Largest Halloween Party - Louisville Zoo

Last week, my wife and I took our twins to the Louisville Zoo for "The World's Largest Halloween Party!"  If you haven't been, the zoo cordons off one long path and setups up several trick-or-treating stations along the way.  Along the way, you pass about 1/3 of the animals that they have.  Additionally, they have several employees dressed as characters to interact with the kids.

My kids decided what they wanted to be Word Girl and Mr. Huggy Face earlier in the week.  (Actually, my daughter decided and my son went along with the theme because he liked the monkey costume).  Regardless, they were both excited to wear their costumes someplace other than the living room.

At 5, the kids have the trick-or-treat part down pat.  Last year, they were a little tentative and my daughter seemed to enjoy ringing doorbells more than getting candy.  This is no longer an issue.  Each time we neared a station, their eyes would light-up and they would start trying to drag my wife and I towards it.

Despite the impressive costumes, our children weren't particularly interested in the characters.  My daughter tends to shy away from strangers and my son just didn't seem to care.  However, many other kids were thrilled to see everyone from Shrek to Batman to Dorothy to Snow White.  Each of the characters was extremely friendly and very patient while moms and dads struggled to get the perfect photo.

I would suggest getting there early if you want to see the animals.  It took us about 1-1/2 hours to get through the park.  By dusk, most of the animals were laying down or had retreated out-of-sight.  Since this wasn't the primary focus for us, it wasn't a big issue.

Finally, the Halloween Express Train was a huge hit.  The 'highlight' of the ride is supposed to be when the Headless Horseman rides up beside the train and canters alongside.  From what I could tell, this seemed to spook the parents more than the children.  My kids enjoyed the tunnels more than anything else.

I'm in a Recession. How about you?

Economists define a recession as 2 consecutive quarters of negative GDP growth.  Based on this definition, the United States of America is not in a recession.  Blah, blah, blah!  Does it really matter whether the technical criteria are met?  Not to me. 

My year-over-year spending power and net worth are down.  In fact, my net worth seems to be dropping hour-by-hour.  Gas, food, clothing, and beer prices are all up.  When prices increase on the necessities, there is less room for discretionary spending.  I am definitely in a recession.   

One proposed solution that I've heard is too focus on all the positive things in life.  Supposedly, this causes  good things to happen.  I am an optimist and I have plenty of things to be grateful for, but my general response to this "happy, happy, joy, joy" attitude is, "BS!"  

Making good decisions and acting upon them causes good things to happen.  You can wish for gold bars to appear before you all day long, but unless you develop a plan to knock-off an armored car, chances are you will never see one let alone melt it down and convert it to something sellable.  (Not advocating theft here, I'm just saying..)

The markets (housing, stock, action figures, etc) will come back.  Not next week or next month and maybe not next year, but they will return.  In the meantime, opportunity awaits.  "Buy Low, Sell High," is among the most cliché statements ever uttered.  Yet, the truth of remark is undeniable.  I know it and you know it. 

So, how do we sort through the chaos and seize these opportunities?  We plan and we execute.  The first step is identifying our wants, needs and interests.  The last item may be the most important as it is easy to lose focus on something you are not interested in.  Once we have identified these things, we make a plan to achieve the needs and wants. 

Focus on the things that you can control.  You cannot control the markets, but you can control where and how you spend your time and money.  Wherever possible start spending both on things that contribute to your goals.  If that means paying down high interest credit cards, great!  If it means investing in an IRA or 401K, great! If it means buying a new house, spectacular!  Shameless Plug Alert ---> If you need a good agent...

For me, the choice is simple.  I know real estate.  I know homebuyers can purchase move-in ready homes at a discount right now.  I know savvy buyers will be rewarded with instant equity and great appreciation in a few years.  I know investors can find great rental and flip properties in my area.  I also know tightening lending standards and fear have created a large pool of renters.  Because I know these things, I will buy.   

Hiding your money under the mattress will not end the recession.  Marveling at the red poppies beside the yellow brick road won't get it done either.  Plan, execute and end your own recession.

Bullitt County Luxury Homes:  For purposes of this report, I define luxury homes as those over $250,000 with some adjustments being made to those with significant acreage.  Bullitt County homes in this price range are generally well beyond anything that would be considered a spec home.  These are larger, have more bedrooms and baths, and have a multitude of upgrades. 

Nowhere in Bullitt County is value more evident right now than in the Luxury Home market.  The abundance of homes (almost 140 active listings) has lead to prices that are flat against the past 2 years.  Without a doubt, the buying opportunities are abundant.

Builders offer a 1-year home warranty during which time they will repair any defects in workmanship.  However, it is always best to have any upfront issues corrected before the closing.  Builders are naturally more motivated beforee they get paid than after.
